One on the Park

Situated on a prominent corner location on the city fringe, and adjacent to the Adelaide Park Lands, the One On The Park mixed-use development comprises of a new residential building, townhouses, a coffee shop and the adaptive reuse of the former St Margarets residence into office tenancies. The design has successfully managed apartment amenity, heritage sensitivity, neighbouring interfaces and significant tree retention, with a series of high quality and articulated new buildings.

The sculptural concrete facade of the residential form explores the synthesis between external expression and internal program, and uses the Park Lands context as an opportunity to explore the notion of framed views - framing the view out, but also the view in. Designed to express the activity within and to interact with its surroundings, the alternating angular walls of the new building signify apertures for framed views of the expansive City, Park Lands and Adelaide Hills. From day to night, the building interacts with light and shade and provides a dynamic identity for its residents.

The apartments have been designed to reflect the needs of the target market, and incorporate high levels of natural daylight, natural ventilation, functional terraces, balconies and high quality open plan living spaces. An integrated community landscape approach to the entire site has been adopted, including a shared residents garden and the re-establishment of a wrapping garden treatment to the former St Margarets Residence along the Greenhill Rd and George St frontages.
